ServicesPre-Construction Planning

Pre-Construction Planning

Budgeting, material sourcing and timeline development, plus the engineering that makes your home's performance predictable before the first shovel goes in the ground.

Energy modeling and a HERS projection

We model the home's energy use from the plans and project its HERS Index before construction. Together we set HERS and airtightness targets that beat what the energy code requires, then use the model to compare options, such as more wall insulation versus better windows, on real numbers instead of guesses.

Load calculation and right-sized HVAC

An ACCA Manual J load calculation determines how much heating and cooling each room actually needs. Manual S then guides equipment selection, and Manual D sizes the ducts to deliver the right airflow to each room. Oversized equipment, the most common shortcut, costs more, cycles on and off, wears faster and controls humidity poorly.

Value engineering

Value engineering means getting the most performance per dollar, not just cutting cost. A tighter, better-insulated envelope often lets you buy smaller heating and cooling equipment, which pays back part of the envelope upgrade on day one. Advanced framing (2x6 studs at 24 inches on center, aligned framing, insulated headers and two-stud corners) uses less lumber and leaves more room for insulation.

We also separate what's hard to change later from what's easy. Walls, windows, foundation insulation and air sealing get priority, because upgrading them after move-in is expensive. Finishes and solar panels can come later, and we plan solar-ready roof areas and conduit so adding panels is simple.

Site, orientation and drainage plan

We review the survey, soils report and grading plan, confirm solar orientation on the lot, and lay out a drainage plan that moves water away from the foundation before construction begins.
